Impact Estates provides estate agency services including property sales, lettings, HMO management, student lettings, property auctions, landlord services, and property investment advice in Manchester and surrounding areas.

3. Property Listings

We endeavour to ensure all property listings are accurate. However, descriptions, measurements, and photographs are for guidance only and do not constitute a warranty. Prospective buyers and tenants should verify all details before making a decision.

4. Fees

Our fees are available on request and will be clearly communicated before any service is undertaken. Sales fee: 1.5% of sale price. Letting setup: £150. Full management: £60/month. HMO management: £80/month.

5. User Conduct

Users must not misuse our website, submit false information, attempt to access unauthorised areas, or use automated tools to scrape data. We employ rate limiting and anti-abuse measures to protect our services.

6. Limitation of Liability

Impact Estates shall not be liable for any indirect, incidental, or consequential damages arising from the use of our website or services. Our liability is limited to the fees paid for the specific service in question.

7. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
